| The Board of Directors meet on the first Tuesday of every month, at 6:30pm in the offices of Heywood Realty. |
| Can I attend one of these meeting? |
| Absolutely! In fact you are encouraged to attend. |
| Do I need to make an appointment first? |
| If you want to attend to address the Board officially, then you should contact Heywood Realty and ask to be put on the Agenda. Please do this no later than one week prior to the meeting. If you just want to come and see what your Board is doing at these meetings, then all you need to do is come. We'll make room for you. |
| Why do I have to pay a monthly assessment to the Homeowner's Association? |
| The Homeowner's Association (HOA) exists to protect and increase the over all value of your home by providing amenities while freeing you personally from the responsibility from the day to day responsibilities of having to care and maintain them. |
| But what do I get for my money? |
| Each
HOA is a little different, but ours takes care of quite a few things. For
instance, as a homeowner at Marlborough Mesa Villas you don't have to pay
the City of Mesa each month for your Trash and Water service. The HOA pays
that as part of it's monthly bills. The HOA also assumes the responsibility
of caring for our landscaping, our Common Areas, so that you as a
homeowner don't need to worry about it.
Of course, just because the HOA is taking care of these things doesn't mean that the homeowner has no responsibilities. |
| What do you mean? Like what? |
| Well, following up with the trash and water service, it's true that the HOA pays the bill every month but if there is trash on the ground around the dumpsters the city will not pick it up. Also, it means if one person is leaving their hose running wasting water, we all have to pay the bill. Shared amenities and features generate shared responsibilities. |
| So how can I find out how my money is being spent? |
| Simple, just come to a regularly scheduled Board of Directors meeting and ask. It's your money, we'll be glad to show you how it's being used. |
| What about Special Assessments? I hear the Board is considering another one. Didn't they just raise my monthly assessment? What's going on? |
| Good questions. Yes, the Board did just raise the monthly assessment by the cost of living index. The C.C.&R.s give the Board the authority to do this once per fiscal year. The assessments had stayed stable for nearly five years and it was time for an increase to cover costs and capital expenditures, things like painting the community and replacing damaged roofs. The long term costs however are more than a simple cost of living increase can cover, so the Board may be forced to look for a Special Assessment in order to cover the costs of important projects, like roofing and painting. |
